basement planning permission?
i asked this question before but decided to ask again with more details.
i am interested in purchasing a house that has a basement(the basement can be accessed from outside the house from the back yard with a upvc door and basement can be accessed from inside the house with staircase leading down into basement.)
the basement has a upvc window installed and also the basement has it’s own shower room with wash basin.
the current selers have mentioned it was like that when they bought house over 5 years ago and all they have done is decorate the room and install dry ling for a patch damp under window.the room also has a electric point on a internal wall.
i want to know would there have to have been planning permission involved for any of this(as it is not an extension from the property),i am asking as my house sale is rapidly approaching completetion and asking councils takes weeks for an answer.
i would be wanting to use the roomas a bedroom for my 2 teenage sons.
no planning permission would have been needed but the work would have required inspection for building regs if the sellers have done the job correctly they should have the necessaary paperwork to confirm this fact. at the very least to conform to building regs some form of extraction fan should be fitted because of the shower etc
